“SSCM” managed the project of building a new office of CISCO SYSTEMS in Yerevan, starting from the moment of finding premises and preparing a Due diligence report for the Client.
Our company was prepared and agreed with the Client a set of Sketch drawings, which includes the basic planning decisions, the arrangement of furniture, as well as a quantitative assessment of the need for a new office in terms of engineering systems.

“SSCM” is acting as the Technical Client in the project of the new 3000 m2 office premises construction for “DLA Piper” in Moscow. We joined the project at the stage of the design documentation development by the General Designer. We coordinated the design process focusing on satisfying all the Client’s needs and requirements and on producing the documentation that corresponded to the current design and construction norms and standards of the Russian Federation.
At the next stage we held the tender for selecting the General Contractor, assisted the Client in negotiations with possible candidates and in choosing the General Contractor from a short list. We also provided recommendations to the Client on the General Contractor’s contract.
At the fit-out stage of the project “SSCM” is performing the project manager’s functions that also include:

In realization of “TMK”’s new 13,000 sq.m. office premises fit-out project “SSCM” performs the functions of construction management company. At the initial stage “SSCM”s specialists prepared and conducted the General contractor tender for the fit-out and construction works, assisted in modifying the General contractor’s estimation and issued recommendations for replacing expensive materials and equipment with alternative ones.
At the construction stage we act as the Technical Client. We monitor the quality of the General contractor’s works such as installation of all the building engineering services including ventilation and air-conditioning systems, electrical and lighting systems, water supply and drainage as well as the fit-out works. “SSCM” coordinates the General contractor’s performance along with that of “TMK”’s direct subcontractors on installation of IT systems, fire alarm, intruder alarm, fire notification and others systems, as well as furniture installation.
Besides, “SSCM” provides advice and consultations on the cost control of the project checking the subcontractors’ invoices, approving their payments and participating in negotiations with different furniture and materials suppliers.
“SSCM” joined the project for “Intouch Insurance”’s new office premises construction at the stage of selecting a new building for locating the office.

“SSCM” acted as the Technical Client for the “Dresdner Bank” ZAO within the framework of carrying out the facades repairing-restoration works for the protected architectural monument located in Moscow, 30 Podsosenskiy per., buildings 1, 2, 3.

For “Cargill Enterprises, Inc.” “SSCM” provided the full scope of works related to design, management and technical supervision during construction of new office:
“Credit Swiss” appointed “SSCM” as independent expert for evaluation of project cost. “SSCM” participated in preparation of remarks and comments to cost sheets (cost sheets were provided by contractor’s companies that participated in project).
“SSCM” took part in weekly conference meetings. During weekly conference meetings “SSCM” defended financial interests of the Client.
“SSCM” prepared monthly financial reports of project proceeding.
Due to the growing staff numbers “BNP Paribas” realized the existing office space optimization plan.
“SSCM” offered an integrated approach having acted for the project as both the designer and the Technical Client. Under very strict time limitation conditions such an approach ensured realizing the project within the agreed period of time and allowed considerable cost reduction.
“SSCM” prepared and held the tender for selecting the General Contractor and provided the Technical supervision services on the site.
“SSCM” also prepared and obtained the approvals in the relevant supervisory and monitoring authorities in Moscow, including Fire Marshall, SES, GlavAPU and MVK.
“SSCM” acted as the Technical Client for “ABN AMRO Bank” during the reconstruction of the 4th floor slab that was in a critically bad condition. The building is located at the address of Moscow, 17 B. Nikitskaya St., bld.1.

“SSCM” provided the Project Management services for “DeltaBank” ZAO (“GE Money Bank” now) various new Moscow branches fit-outs. During the years 2006-2007 there were opened 10 new branches of two types. The total area of the branches varies from 70 sq.m. to 300 sq.m.
