CISCO SYSTEMS (Yerevan, Armenia)

“SSCM” managed the project of building a new office of CISCO SYSTEMS in Yerevan, starting from the moment of finding premises and preparing a Due diligence report for the Client.

Our company was prepared and agreed with the Client a set of Sketch drawings, which includes the basic planning decisions, the arrangement of furniture, as well as a quantitative assessment of the need for a new office in terms of engineering systems.

Work was carried out on the organization and holding of Tenders, the examination of contracts, the management of the design and construction process.






CISCO SYSTEMS (St. Petersburg)

Our company carried out the whole range of works on managing the design and construction of CISCO SYSTEMS new office in a new and modern business center of class A, including the management of the movement of employees, furniture and equipment from existing offices in the cities of Moscow and St. Petersburg.






“Motorola Solutions” & “Zebra Technologies”

SCCM managed the process of redevelopment and separation of existing office "Motorola Solutions".

During the project implementation have been resolved a lot of issues related to separation the engineering infrastructure of the two companies.

After completion of the work in the office comfortably and independently are located two companies: “Motorola Solutions” and “Zebra Technologies”. In addition, our company performed the full range of activities associated with the new branding, including signs and posters.








Calzedonia office

Our company started to participate in construction project for LLC “CALZRU” on the stage of choosing the Building. Our scope of works included not only management services but also technical reports regarding applicability of premises, design works, author and technical supervision, as of:

  • due diligence reports for several Sites;
  • production of Working Documentation of architectural and engineering Chapters based on design of Italian Architectural Bureau;
  • author Supervision during Construction Phase;
  • obtaining and Evaluation of Technical Requirements from the Client and Preparation of the Technical Task;
  • monitoring and assisting of getting Design approvals;
  • prequalification of General Contractors;
  • preparing of Preliminary Construction Budget according to the Design Package;
  • preparing of General Schedule of the Project reflecting all the main stages and types of activity as well as the main dates of all works execution;

Our company performed the function of Technical Coordinator during construction of conference room Telepresence 3210 in the office of company “Medtronic” (BC “Tower on the Embankment”, Moscow). The following works were completed:

  • conduction of Tender for choosing General Contractor (including preparation of comparison tables of Tender Proposals, Reports and Recommendations);
  • participation in weekly meetings;
  • issuing of weekly reports about completed works (photo report is also included);
  • participation in the Meetings with Building Management Company of Business Center;

Mace

Our company cooperated with multinational construction and consulting company “MACE” in the variety of projects. We provided the following services:

○ works related to elimination of construction defects in shopping mall in Saint Petersburg;

○ the set of works related to the estimation of design and construction of shopping mall (250 000 sq. m.), including:

  • estimation of design documentation;
  • professional consultation on the cost of design, services for construction management, construction works including internal nets and communications;
  • cooperation and coordination of budget planning with respect to other architectural and engineering branches, concerning the construction works;
  • participation in the Client's meetings with architectural and engineering companies.







Pavia e Ansaldo

For the clients of a law company “Pavia e Ansaldo” “SSCM” provided the list of services, including:

  • working out of escape map;
  • issuing of written conclusion on borders of premises that are planned to be bought in Moscow’s BC;
  • preparing technical reports on several apartments in Moscow.







Deutsche Bank

The following services were realized by “SSCM” for Deutsche Bank:

  • quality supervision: make regular visits to the site to ensure that the works are being carried out in accordance with Contract documents;

RegStaer

In cooperation with “MEP Engineering RUS” our company organized full examination of existing working documentation on all engineering chapters; checked estimated cost with preparation of written report and provided preliminary evaluation of construction cost, based on the mid-market price.








German Center

Our company took a role of a technical Client from the part of co-investor of Building construction. We started to participate in the project on the stage of acceptance of Building, evaluated quality of mounting of all elements, including construction elements, façade system and engineering equipment, and also acts and as-built documentation. Besides, our services included:

  • organization of meetings with all participants of the project; issuing Minutes of the meeting;
  • working out of Technical Task;
  • working out of documentation “Rules and norms of the Building. Instruction for Tenants”;
  • organization of the Tender and choose of General Contractor for Design;
  • coordination of working out of sketch and working designs;

Company “SSCM” participated in construction of new office of “Samsung Research Center” on the stage of premises’ choice. Our services included:

  • estimation of the existent project documentation on construction for two objects (office buildings) and providing comments on the negative and positive parts of the documentation;
  • choice of General Designer, organization of tender and meetings with the participants of the tender;

In September, 2009 “SSCM” was invited by Halli Burton to prepare Technical report on conditions of offices in BC “Dvintcev” (Moscow). Due diligence report was prepared.








Severstal

Our services for Severstal included:

  • comments on Preliminary Lease Agreement of office premises and Tenant’s Regulation;
  • working out of schedule for design and construction works, preparation of questionnaires for definition basic parameters of office, parameters of SKS and Server Room;
  • working out of Technical Task for inner fit-out and engineering communications;
  • conduction of meetings, issuing minutes of the meetings;
  • preparation of organizational chart;
  • making list of Tender participants for choosing General Contractor.







DLA Piper

“SSCM” is acting as the Technical Client in the project of the new 3000 m2 office premises construction for “DLA Piper” in Moscow. We joined the project at the stage of the design documentation development by the General Designer. We coordinated the design process focusing on satisfying all the Client’s needs and requirements and on producing the documentation that corresponded to the current design and construction norms and standards of the Russian Federation.

At the next stage we held the tender for selecting the General Contractor, assisted the Client in negotiations with possible candidates and in choosing the General Contractor from a short list. We also provided recommendations to the Client on the General Contractor’s contract.

At the fit-out stage of the project “SSCM” is performing the project manager’s functions that also include:

  • Quality supervision: regular visits to the site to ensure that the works are being carried out in accordance with Contract documents.
  • Cost Control management: valuation &certification of payments to the contractors.
  • Participation in weekly coordination meetings and writing the minutes of these meetings.
  • Snag list keeping and defects elimination control.
  • Acceptance of the General Contractor’s works by the Working committee together with the Client’s and General Contractor’s representatives.

Among our other contractual obligations is also assistance to the Client with obtaining all necessary fit-out works approvals in the city authorities such as Rospotrebnadzor (SES), Fire marshal (Gospozhnadzor), Regional architect and MVK.

“SSCM” acts as the Technical Client in the project of the new office premises construction for a French joint stock company “TOTAL E&P RUSSIE”.

Our services included:

  • estimation of the existent project documentation on construction for two objects (office buildings) and providing comments on the negative and positive parts of the documentation;

ТМК

In realization of “TMK”’s new 13,000 sq.m. office premises fit-out project “SSCM” performs the functions of construction management company. At the initial stage “SSCM”s specialists prepared and conducted the General contractor tender for the fit-out and construction works, assisted in modifying the General contractor’s estimation and issued recommendations for replacing expensive materials and equipment with alternative ones.

At the construction stage we act as the Technical Client. We monitor the quality of the General contractor’s works such as installation of all the building engineering services including ventilation and air-conditioning systems, electrical and lighting systems, water supply and drainage as well as the fit-out works. “SSCM” coordinates the General contractor’s performance along with that of “TMK”’s direct subcontractors on installation of IT systems, fire alarm, intruder alarm, fire notification and others systems, as well as furniture installation.

Besides, “SSCM” provides advice and consultations on the cost control of the project checking the subcontractors’ invoices, approving their payments and participating in negotiations with different furniture and materials suppliers.








Intouch Insurance

“SSCM” joined the project for “Intouch Insurance”’s new office premises construction at the stage of selecting a new building for locating the office.

Our services included:

“SSCM” acted as the Technical Client for the “Dresdner Bank” ZAO within the framework of carrying out the facades repairing-restoration works for the protected architectural monument located in Moscow, 30 Podsosenskiy per., buildings 1, 2, 3.

The list of the main contractual obligations included:

  • Organizing the tender and selecting the General contractor for the works.
  • Based on the restoration design obtaining permission for the construction works from Moscow cultural heritage committee (MosComNaslediye).
  • Participating in opening/closing the Order of the Administrative and technical inspection.
  • Providing the Technical supervision services, including holding weekly meetings, keeping the author supervision and technical supervision journals and the construction works journal; valuation and certification of monthly payments to the contractors, organizing meetings with the contractors’ and subcontractors’ representatives.







Ernst & Young

“SSCM” acted for “Ernst & Young” as the Technical Client for the fit-out works and building engineering services installation carried out at “Ernst & Young” new office premises with the gross area of 5,900 m2 located in “Avrora” business center in Moscow, 82 Sadovnicheskiy St., block “D”.

The list of the main contractual obligations included:

  • Quality supervision of the executed works, business correspondence with the Landlord on behalf of the Tenant – “Ernst & Young”.
  • Ensuring that the building engineering services installation is carried out in accordance with the approved design and internal corporate standards of the Client (for instance the low voltage systems installation and equipping the server rooms).
  • Participation in the final acceptance of the premises. The Snag List preparation and monitoring the defects elimination.
  • Providing the Technical supervision services, including holding weekly meetings, keeping the author supervision and technical supervision journals and the construction works journal; valuation and certification of monthly payments to the contractors, organizing meetings with the contractors’ and subcontractors’ representatives.







Cargill Enterprises, Inc.

For “Cargill Enterprises, Inc.” “SSCM” provided the full scope of works related to design, management and technical supervision during construction of new office:

  • working out of Technical Task for demounting;
  • working out of Technical Task for design;
  • working out of Design Documentation, as of design-project of the premises (including concept stage) and Working documentation (architectural and engineering chapters),Technical Supervision;
  • quality control, regular visits to the Site, providing of works execution in accordance with Contract;
  • control of payments: check and confirmation of General Contractor’s progress payments;
  • participation in weekly coordination meetings, issuing minutes of the meetings;
  • preparation of acceptance acts: approval of list of necessary acceptance acts for General Contractor;
  • preparation of Snag list and control of defect elimination.







Credit Swiss First Boston

“Credit Swiss” appointed “SSCM” as independent expert for evaluation of project cost. “SSCM” participated in preparation of remarks and comments to cost sheets (cost sheets were provided by contractor’s companies that participated in project).

“SSCM” took part in weekly conference meetings. During weekly conference meetings “SSCM” defended financial interests of the Client.

“SSCM” prepared monthly financial reports of project proceeding.








BNP PARIBAS Bank

Due to the growing staff numbers “BNP Paribas” realized the existing office space optimization plan.

“SSCM” offered an integrated approach having acted for the project as both the designer and the Technical Client. Under very strict time limitation conditions such an approach ensured realizing the project within the agreed period of time and allowed considerable cost reduction.

“SSCM” prepared and held the tender for selecting the General Contractor and provided the Technical supervision services on the site.

“SSCM” also prepared and obtained the approvals in the relevant supervisory and monitoring authorities in Moscow, including Fire Marshall, SES, GlavAPU and MVK.








ABN AMRO Bank

“SSCM” acted as the Technical Client for “ABN AMRO Bank” during the reconstruction of the 4th floor slab that was in a critically bad condition. The building is located at the address of Moscow, 17 B. Nikitskaya St., bld.1.

The list of the main contractual obligations included:

  • Organizing and holding the tender for selecting the General Contractor.
  • Working out the most suitable method of the works execution in accordance with the approved design of the slab reconstruction. Taking part in preparing the PPR based on the Client’s requirements and installation costs reduction.
  • Quality and works execution safety monitoring according to SNiP, NPB, the manufacturer’s instructions and technology (for instance, “Hilti” chemical anchors).
  • Arranging special control screeds for controlling the slab possible settlement and shearing.
  • Providing the Technical supervision services, including holding weekly meetings, keeping the author supervision and technical supervision journals and the construction works journal; valuation and certification of monthly payments to the contractors, organizing meetings with the involved parties representatives.
  • “SSCM” prepared all necessary documents and obtained the approvals from the relevant supervisory and monitoring authorities including Fire Marshall, SES, MosGorEkspertiza, MVK, GlavAPU.







CISCO SYSTEMS LLC - representative offices

After successful completion of office construction “CISCO SYSTEMS LLC” (3000 sq. m., Kryalatski Hills) “SSCM” realized the following projects:

  • construction of new office (800 sq. m., Kiev, Ukraine);

“Cisco Systems” in Krylatsky Hills Business Park

“SSCM” was selected as the Project Management company for “Cisco Systems” new 3,000m2 office space located in the business park “Krylatskiy Hills”.

“SSCM” prepared and held the tender for selected the General Designer and monitored the design process.

“SSCM” prepared and held the prequalification and tender for selecting the General Contractor and participated in the General Contract correction.

During the design and construction stages “SSCM” was holding weekly conference calls and on-site meetings, was in charge of preparing the minutes of the meetings and monitoring the action items executing.

“SSCM” prepared the list of the hidden works acceptance acts and obtained the relevant acts from the General Contractor.

“SSCM” coordinated the General Contractor’s and “Cisco”’s direct contractors’ works progress on the installation of the security systems and local area network.

“SSCM” prepared and obtained necessary approvals from the relevant supervisory and monitoring authorities in Moscow.








“DeltaBank” / “GE Money Bank” branches

“SSCM” provided the Project Management services for “DeltaBank” ZAO (“GE Money Bank” now) various new Moscow branches fit-outs. During the years 2006-2007 there were opened 10 new branches of two types. The total area of the branches varies from 70 sq.m. to 300 sq.m.
